The first two levels function as a basement with large openings aligned with their commercial use, while the upper residential levels feature repetitive punched-out windows emphasizing verticality. A slanted canopy at the rooftop creates a breathable internal space while completing the building's silhouette.
The terracotta brick veneer contributes to the building's neutral appearance, intended as an architectural civic gesture in an urban environment that often lacks structured development. The tropical architectural features are evident in the overall massing's porosity, the vertical openings, and the floating slanted roof.
